Do I need planning permission for an extension to my house?
It would depend on the size of your extension. If you are planning an extension that is less than 10% of the volume of your house, planning permission isn’t required. However, we would always recommend that you consult your local council to be sure.

I would like to extend my house. How much would I have to budget for?
We are not architects so you would have to consult an architect in the first instance and then we would be able to advise you following a consultation.

Can you give us a quote for the technical aspects of the building work to be undertaken on our house?
You would need building regulation approval for any technical aspects of the building work eg thermal conductivity of the walls etc and this would be produced in consultation with an architect/designer.

What do you need in order to provide a quote for an extension to my property?
We would need to be sure that you have the necessary planning permission and building regulation approval before we could supply a quote but we would be able to give you a competitive price and we are always happy to discuss your specific requirements.

What type of work do you do? We are interested in having some work done to our cottage and wondered whether you only work on large projects.
We pride ourselves on the versatility of our portfolio. While we undertake conservation projects for English Heritage and Salisbury Diocese, we also carry out renovations on private accommodation as well as new build. Apart from building projects, we have an on-site joinery where we carry out bespoke joinery projects. We also have an experienced team of sub-contractors for any specialist work.

Is there a minimum price for any work that you would undertake?
No. We take great pride in our business and will always do our best to facilitate the requirements of our clients. We guarantee discretion, competitive prices and a personal approach at all times.

Do you carry out work all around the country?
We tend to confine our work to within a 40-50 mile radius of Salisbury to ensure that we can offer the best service. All of our workmen are from the local area which is very important to us as we pride ourselves on our team.

What does it mean if you have a listed building?
It means that your building is considered to be of national importance in some way so you can’t make alterations without getting permission. They are graded according to importance so most churches would be Grade I for example.

How many grades of listed buildings are there?
There are three grades: Grade I, Grade II* and Grade II so you would need consent to make alterations.

What percentage of listed buildings is in each grade?
The division is roughly as follows:
I – 10%
II* – 15%
II - 75%

I have a listed building in the centre of town and would like to have some repair work done. Will I have to pay VAT?
If you are planning to have alterations or extension work done on your property, your work will probably qualify for zero rating of VAT. However, any repair work will be charged at standard rate VAT.

Do I need to get permission to have interior decoration work done on a Grade I listed building?
If you wish to paint the interior walls, you may need to apply for listed building consent. You should contact the Conservation Office and they will be able to advise you.

Does re-roofing count as repair or alteration work?
Re-roofing is considered to be repair work so is charged at standard rate VAT.

Do you help with obtaining planning permission?
No, I’m afraid we do not but we can assist in this matter by directing you to a suitable architect or consultant and you can then contact them to make all the necessary arrangements.

I know that you have an excellent reputation for your restoration and repair work on historical buildings but do you also do new build?
We have completed many new build projects of all types of design from traditional to contemporary and we also undertake residential extensions and external redecoration and repair work.

Do you do any speculative work?
Not normally, but it would depend on the circumstances.

How much is it going to cost me to have an extension built?
We are happy to advise over the telephone if you’re interested in having work done but we are unable to provide a quote for such work as there are many factors which need to be taken into consideration.
